Charles Construction Company Inc was contracted by Debra Mathias, of 27 Charles Street LLC the owner and manager of the property to acquire all permitting, architectural, engineering and design documents in order to deliver the ideal space for the new 10-year tenant.
“The deal provided New England Community Acupuncture an opportunity to move into a larger space with an option to grow within the building. All parties worked closely together in order to create an ideal working environment for New England Community Acupuncture.” Says Bill McGowan, the procuring broker representing 27 Charles St LLC.
The design team included of architect Miika Ebrell of Miika Ebrell Design and Steve Houle of McCabe Associates. Both of whom worked closely with superintendent Mike Noyes and project manager Alex Matses of Charles Construction to turn the space around in 8 weeks.
The project began with comprehensive demolition to prep the space for its updated use, adding new restrooms and common area amenities for the tenant. The idea for the space was to convey a calming aesthetic by meticulously choosing the lighting, HVAC system, and color scheme for a relaxing and inviting atmosphere for their clients.
Salem, Marblehead, and Gloucester MA Charles Construction Company Inc. assists Northeast Dermatology Associates with an expansion of three back to back projects throughout the Northshore area. The expansion totaled over $1,000,000 in construction costs and provided Northeast Dermatology with over 12,000 sqft of a new state of the art, additional clinic space.
“The three projects for Northeast Dermatology went exceptionally smooth, all three projects were delivered on schedule, and there was not a single change order issued for any of the projects,” says project manager Alex Matses, “We conducted a thorough pre-construction process on all three projects, ensuring our client could meet their numbers and start scheduling patients based on our provided completion date, the day we broke ground.”
The three new clinics add an additional 18 exam rooms to Northeast Dermatology’s portfolio including two new phototherapy rooms and an additional procedure room. All clinics installed new offices, restrooms, nurses’ stations, breakrooms, and detail orientated reception areas and waiting rooms, creating a welcoming, relaxing atmosphere.
The original design and lead architect on two of the three projects, Allyson Laporta of DB2 Architecture, was able to pull out elements of each location and combine them with NEDA’s finish standards developed in association with NEDA’s CEO, Angela Cassazza, in order to give each location its own specific identity while tying into the NEDA umbrella.
All mechanical efforts were designed/build in collaboration between Charles Construction and Commercial Construction Consultants of Boston. “It is always a joy working with C3, they are responsive, and more importantly they work with you,” reports Mike Noyes, the Superintendent on the three projects. One of the many reasons the projects were such a success.
Charles Construction project executive, Steve Matses adds “These projects are a prime example of what Charles Construction has been providing for the last 65 years, best in industry customer service with a completely transparent model in order to create beneficial relationships for all parties”
